Gutter surveys for homes and businesses in Blackheath

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. We survey valley gutters, outlets and hoppers and fascias and soffits, and the problems we are asked to look at most are choked outlets or hopper heads and valley or box gutters that overflow inside.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Blackheath questions

I let a flat near Chilworth station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.

How do I find out if my home in Blackheath is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or use the contact form.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Blackheath, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Note where any stains or damp appear
  • Leave side gates unlocked

Advice

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What a gutter survey looks like in Blackheath

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Chilworth Manor, about 1.1 miles north, is one of the historic houses in the wider area around Blackheath. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For landlords with property near Chilworth station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Chilworth CofE (Aided) Infant School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Martin: its chimney, valleys and lead work are likely to be the parts that need attention first.

Blackheath is about 4 miles south-east of Guildford, in Surrey. We survey roofs in Blackheath and the rest of Surrey. Blackheath is one of the towns and villages in Surrey where we work for gutter surveys.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • Hidden sections we can’t view safely

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

What we look at

  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters

Different roofs, different checks

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We look at the joints, brackets and falls.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Where a roof is exposed, as many are in small places like Blackheath, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
