Artington Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Artington, from an experienced roof surveyor. You get a clear written report with photos.
- Hoppers and outlets full of debris
- Soffits marked by water
- Valley or box gutters that overflow inside
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The inside of a downpipe along its whole length
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from every safe viewpoint
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

How a gutter survey works in Artington
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey parapet and box gutters, downpipes and eaves gutters, and people most often book us about dripping or leaking gutter joints and hoppers and outlets full of debris.
Somewhere as small as Artington, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Artington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with the freeholder or managing agent
- Keep pets out of the way during the survey

Advice
Different roofs, different checks
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
Your questions about gutter surveys in Artington
Does a conservation area affect roof work in Artington?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Shalford station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building.
What’s in the report?
A report with photographs, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just phone 07833 053749 or send us an email for a price.
Do you survey underground drains?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Why act early in Artington
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. For an older or listed building in a place like Artington, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Artington homes and their roofs
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Guildford Castle about 1.1 miles north, Artington sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Take a building like Shalford Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your house is among the older ones in the streets near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park such as Shalford Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
Artington is about 2 miles south of Guildford, in Surrey. Whether the building in Artington is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Surrey coverage includes Artington and the places around it.

Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
