New roof snagging in Artington: what you get

Our snagging inspections cover Artington and the rest of London and South East England. Time on site normally takes an hour or two at most homes, though large, tall or awkward roofs take more time. We inspect as far as it is safe to see including by drone where applicable. You then get a report with photographs. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are flashings not properly dressed or fixed and underlay not dressed into the gutter, across new-build homes, replacement roofs and ridges and verges.

Some older homes in villages like Artington are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Why get it checked now?

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. Outbuildings and barns around Artington are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What new roof snagging looks like in Artington

About 1.1 miles north lies Guildford Castle, a reminder of how long the area around Artington has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Common questions in Artington

Is Artington in the area you cover?

Yes, Artington is within the area we cover. We work right across London and South East England. Just call 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.

Is my home in Artington listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is snagging available for a new-build house roof?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. Book before the defects period runs out if you can.

Common roof problems in Artington

Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in sooner rather than later.

People usually book a survey after spotting something like this:

  • Signs of condensation in the roof space
  • Tiles or slates sitting out of line
  • Gutters blocked by building debris
  • Poorly finished verges

Landlords with a home close to Shalford station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking anyone

  • Which viewpoints they use to see the roof
  • How long the report takes to arrive
  • What they won’t be able to tell you
  • Whether the inside of the roof is included

What to expect from a roof survey

How the survey changes by roof type

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. We note any that look out of place.

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.

What new roof snagging doesn’t cover

It helps to know what a survey will not do before booking:

  • Settling a dispute with your roofer or builder
  • Fixings and underlay hidden under the coverings
  • Pricing the remedial work

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Around Artington, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. We send a photo-illustrated written report of each snag.

Getting ready for the survey

  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch
