About our gutter survey in Epsom Downs

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, parapet and box gutters and valley gutters, and the problems we are asked to look at most are gutters full of debris and silt and gutters that have fallen out of line.

Somewhere as small as Epsom Downs, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

It is a careful look at the gutter, not the whole story. Its limits include:

  • Damage hidden inside walls or behind boards
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

How we price gutter surveys

All our prices include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office

Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

There is no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is

Every survey is priced before it is booked, so you know the cost up front. Gutter survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Epsom Downs, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

How to book

Advice

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Epsom Downs: your questions answered

Does a conservation area affect roof work in Epsom Downs?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Epsom Downs station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover Epsom Downs?

Yes. We survey roofs in Epsom Downs and the rest of Surrey, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long does a gutter survey take?

A visit typically takes an hour or two for most houses; commercial roofs usually need 3–4 hours. You’ll know roughly how long when we arrange the visit.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Have overhanging branches cut back
  • Make sure downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it’s ready.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Roofs, chimneys and gutters in Epsom Downs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.1 miles north lies Fitznells Manor, a reminder of how long the area around Epsom Downs has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you live near a park like Priest Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Warren Mead Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for instance near The Ashley Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
