Electronic leak detection in Epsom Downs

How electronic leak detection works in Epsom Downs

Our ELD report shows where each breach was found, with photos. It tells your roofer exactly where to repair rather than guessing. We do not estimate repair costs; that is for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. Results come in a written report with photos. If you’ve noticed leaks through a covered membrane and leaks showing away from the breach, we can find out what’s behind it.

In a small place like Epsom Downs, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Epsom Downs: your questions answered

Do you cover smaller places like Epsom Downs?

Yes, Epsom Downs is on our map. A small place gets exactly the same survey as a big one.

Do you cover Epsom Downs?

Yes, Epsom Downs is one of the places we work. The survey and report are the same in Epsom Downs as anywhere else, and visits run on weekdays and weekends.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How is ELD priced?

We quote for each roof individually. Send us details of the roof, and phone 07833 053749 or email us for a quote.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Older roofs in small places like Epsom Downs can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Advice

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Local flat roofs in Epsom Downs

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Fitznells Manor, about 2.1 miles north, is one of the historic houses in the wider area around Epsom Downs. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you live in an older home near Parish Church of St Martin, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a shop, office or commercial unit, for example near The Ashley Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Epsom Downs station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Epsom Downs is about 1 mile south-east of Epsom, in Surrey. Whether the building in Epsom Downs is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across Surrey, we cover Epsom Downs and the places around it. You can also see our page for London.

Different roofs, different checks

Green and ballasted roofs

ELD is easier on a new roof before it is covered.

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing, which affects testing.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Get leaks traced quickly
  • Do not keep patching the same spot
  • Test new membranes before covering them
  • Let us know about the membrane and build-up if you know it

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Leave it or get it looked at?

Not every leak is in the membrane. ELD helps rule the membrane in or out so attention can go to the right place. Where a roof is exposed, as many are in small places like Epsom Downs, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
