Need new roof snagging in Epsom Downs?

New roof snagging in Epsom Downs

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer in good time. Common reasons to book are damage to other parts of the building and cracked mortar at the ridge or hips, across new flat roofs, new-build homes and replacement roofs.

Being in a small place like Epsom Downs makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Note the end of any warranty or defects period
  • Let your roofer know an inspection is planned
  • Look for marks or cracks left by the work
  • Watch for drips in the loft space with care

Once the snags have been dealt with, keep the report with your roof paperwork. It is a dated record of the roof at handover.

Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.

What new roof snagging does not cover

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Estimates of what fixes will cost
  • What’s under the new coverings
  • Details hidden from sight

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

New roof snagging around Epsom Downs

With Fitznells Manor about 2.1 miles north, Epsom Downs sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near Parish Church of St Martin, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Epsom Downs station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Epsom Downs is about 1 mile south-east of Epsom, in Surrey. From houses to flats and shops in Epsom Downs, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Surrey. You can also see our page for London.

Questions from Epsom Downs

Do you cover Epsom Downs?

Yes. We cover the whole of London and South East England, and Epsom Downs is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Is my home in Epsom Downs listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Which parts of the roof does snagging cover?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe and check for damage left by the job.

What affects the cost of new roof snagging

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • If the survey needs thermal imaging or a drone

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Booking your survey

What helps most when you contact us:

  • Where water is showing inside, if it is
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

Getting a price is simple: just ring 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Ridges, hips and verges

Ridges, hips and verges take the most weather. We check mortar, dry-fix systems and fixings where they can be seen.

Flashings

Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere as small as Epsom Downs, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Jot down any questions you want answered
  • Let us know about parking near the property

Arrange a survey

Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
