What affects the cost of roof leak investigations

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • Basic, Standard or Premium
  • Building height and the viewpoints available

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

We will typically ask about:

  • Where the property is, with the postcode
  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • Where water is showing inside, if it is

We confirm the price for the job before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

Roof leak investigations for homes and businesses in Epsom Downs

Our job is to find the likely source and tell you. You get a written report with photographs showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. Common reasons to book are water that shows only in certain storms and wet patches high on an inside wall, across flat roof details, chimney stacks and slate and tile slopes.

In a village or hamlet like Epsom Downs, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Have an electrician check any wet fittings
  • Let us know what has already been tried
  • Check the loft is accessible
  • Check whether pipes or tanks run near the stain

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

What we look for on each type of roof

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. A low or cracked upstand is a common way in.

What a roof leak investigation does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads
  • Water from pipes, tanks or heating systems

Questions from Epsom Downs

Is my home in Epsom Downs listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Epsom Downs?

Yes, Epsom Downs is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair itself is a separate job. The report shows where the water gets in and what should be done.

Can you always find the source?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

When to book a survey in Epsom Downs

Slipped or missing slates and tiles let rain reach the underlay. Ageing felt underlay eventually tears and lets water through, while some very old roofs have nothing under the coverings. On slate roofs, slipping is frequently caused by corroded nails.

Typical things we’re asked to look at include:

  • Condensation that looks like a leak
  • Water dripping from rafters or underlay
  • Damp walls below an overflowing gutter
  • Staining around the chimney inside

Trees in and around Priest Hill shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • Which limits apply to the survey

What to expect from a roof survey

Wind, rain and roofs in Epsom Downs

About 2.1 miles north lies Fitznells Manor, a reminder of how long the area around Epsom Downs has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in.

If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a leak can close part of a shop or office, so finding the cause quickly matters. Take a building like Warren Mead Infant School: on a building that size, finding the source of a drip means looking well beyond the stain.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Epsom Downs can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Leave side gates unlocked
  • Point out any leaks or damp patches
