Roof leak investigation in North Looe

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey rooflights and dormers, chimney stacks and lead flashings, and people most often book us about ceiling stains that grow after rain and a leak that comes and goes with the weather.

Roofs in small places like North Looe frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours for a house, and about three to four hours for a commercial roof. In a small place like North Looe, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Leaks and storm damage in North Looe

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. With Fitznells Manor about 1.3 miles north-west, North Looe sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to St John's Church: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Shop and office owners around The Ashley Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Tell us about any past repairs to the roof
  • Write down the wind direction and rain when it leaks
  • Keep water away from lights and sockets
  • Clear the loft hatch so we can get in

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

North Looe questions

Will you come out to North Looe?

Yes, North Looe is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in North Looe?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How do you tell a leak from condensation?

It’s a common question. A leak normally shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.

How do I book a survey in North Looe?

It’s easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will suggest the right survey. We survey seven days a week.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Signs you need a roof leak investigation in North Looe

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Typical things we’re asked to look at include:

  • A leak that comes and goes with the weather
  • Wet patches high on an inside wall
  • Damp on a chimney breast
  • Brown rings on upstairs ceilings

If you live near a park like Priest Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos
  • Are they insured for the work?

What a good roof survey covers

Different roofs, different checks

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.
