Epsom Downs Flat Roof Survey
Find out the condition of the flat roof at your property in Epsom Downs. Visits run on weekdays and weekends, in the daytime.
- Ponding water that doesn’t drain away
- Failed upstands where the roof meets a wall
- Dips that suggest the deck is deflecting
Flat roof survey in Epsom Downs: what you get
Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed upstands pulling away from walls and signs of deflection in the roof deck, we can find out what’s behind it.
In a village or hamlet like Epsom Downs, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What affects the price in Epsom Downs
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- Which survey package you book
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What we need to know
When you call or email, these details help:
- Dates you’re working to, such as exchange
- The kind of building and roof involved
- The address and postcode of the property
- Any photos you have, taken from ground level or a window
Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
Flat and commercial roofs around Epsom Downs
About 2.1 miles north lies Fitznells Manor, a reminder of how long the area around Epsom Downs has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you look after a shop, office or commercial unit, for example near The Ashley Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Epsom Downs station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Warren Mead Infant School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Epsom Downs, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work
- If it isn’t your property yet, arrange access through the agent
Arrange a survey
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Honest limits
A survey is a close look at the flat roof, but it cannot do everything. The main limits are:
- A promise that the roof will not leak in future
- Parts of the roof that aren’t safe to walk on or view
- Whether the deck or joists are strong enough

What we check
- EPDM rubber
- Mastic asphalt
- Felt flat roofs
- Single-ply membranes
- GRP fibreglass
- Upstands and outlets
Different roofs, different checks
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We look at how the covering is finished around each rooflight and upstand.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
What you can safely check yourself
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Landlord and commercial surveys in Epsom Downs
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.

FAQs for Epsom Downs
Is Epsom Downs in the area you cover?
We do. Every survey there gets the same written report with photos.
Is Epsom Downs within the area you cover?
Yes, Epsom Downs is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will the survey show why my flat roof is leaking?
The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.
What do I do with the report?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
