About our gutter survey in Langley Vale

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at leaks at the gutter joints and choked outlets or hopper heads, on fascias and soffits, parapet and box gutters and downpipes.

Somewhere as small as Langley Vale, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What a gutter survey looks like in Langley Vale

Fitznells Manor, about 3.2 miles north, is one of the historic houses in the wider area around Langley Vale. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Trees in and around Ashtead Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For an older house near a landmark like St Stephen On The Downs, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Tattenham Corner station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Langley Vale is about 2 miles east of Ashtead, in Surrey. Langley Vale gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Surrey coverage includes Langley Vale. We also survey roofs in Crawley.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around Langley Vale can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What we look for on each type of roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

Why it’s worth a survey now in Langley Vale

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Where a roof is exposed, as many are in small places like Langley Vale, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Questions from Langley Vale

How do I find out if my home in Langley Vale is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Langley Vale within the area you cover?

We do. A small place gets exactly the same survey as a big one.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or email us.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Have overhanging branches cut back
  • Look for downpipes coming loose
  • Have gutters cleared at least once a year
  • Don’t climb a ladder to look in the gutters

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.
