Gutter survey in Shepperton: what you get

We survey gutters and rainwater systems in Shepperton and right across London and South East England. On the day, we inspect whatever is safely visible from ground level, windows, the roof space and the roof where it is safe. A visit normally takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. The written report follows, with photographs and recommendations. We survey valley gutters, eaves gutters and parapet and box gutters, and the problems we’re asked to look at most are downpipes that are split or coming away and blocked outlets and hoppers.

Houses in smaller places like Shepperton can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Homes around Shepperton frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A report with photos and recommendations follows.

Before the survey

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices

What we look for on each type of roof

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Shepperton homes and their roofs

The wider area around Shepperton has a long history of building, with The Homewood about 3.8 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Church of St Nicholas, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Thamesmead School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Sunbury Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

When you need someone else

To be straight with you, a roof survey has limits:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check from the ground or a window, not a ladder
  • Ask for valleys and parapet gutters to be cleared too
  • Watch for green marks down the brickwork
  • Look for downpipes coming loose

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it is done.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

Shepperton questions

Do you survey roofs for landlords with property near Shepperton station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need.

Do you cover smaller places like Shepperton?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.
