Gutter survey in Ripley
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about soffits marked by water and blocked outlets and hoppers, we can find out what’s behind it, on parapet and box gutters, fascias and soffits and valley gutters alike.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Ripley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The roof space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Before the survey
- Let us know about parking near the property
- Move anything stored under the loft hatch
- Keep pets in another room

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Look out for overflows when it pours
- Do not leave hidden gutters out of a clear-out
- Keep climbers away from the eaves
- Look for green streaks or damp patches on walls
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Different roofs, different checks
Fascias and soffits
Overflowing water stains soffits and rots timber. We check them along with the gutters.
Cast iron gutters
Cracks frequently open on the back of cast iron downpipes, so we look closely at the walls around them.

What we are asked to look at in Ripley
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
Common reasons to book include:
- Gutters full of debris and silt
- Rotten fascias or stained soffits
- Downpipes that are split or coming away
- Sagging gutters and loose brackets
Landlords with a home close to Clandon station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Roofs, chimneys and gutters in Ripley
Historic houses such as Byfleet Manor, about 2.6 miles north-east, show how far back building in the area around Ripley goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you live in an older home near Church of St Mary Magdalen, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Ripley Court School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

FAQs for Ripley
Does a conservation area affect roof work in Ripley?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Clandon station?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building.

Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What a gutter survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Underground drains, which need a CCTV drain survey
- What’s hidden inside a downpipe
- Hidden sections we can’t view safely
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.
