Gutter surveys near Burstow

How a gutter survey works in Burstow

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey eaves gutters, fascias and soffits and downpipes, and common reasons people get in touch are rotten fascias or stained soffits and water spilling over the gutter edge.

Somewhere as small as Burstow, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Burstow: your questions answered

Do you cover smaller places like Burstow?

Yes, Burstow is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Gatwick Airport station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or use the contact form to arrange it.

Roofs, chimneys and gutters in Burstow

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Oakwood School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Bartholomew: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Burstow is about 2 miles south-east of Horley, in Surrey. Whether the building in Burstow is a house, a flat or a commercial unit, we can survey the roof. Burstow is one of the towns and villages in Surrey where we work.

Why it is worth a survey now in Burstow

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. Around Burstow, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your roof before you book.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Common roof problems in Burstow

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Problems we come across often include:

  • Leaks at the gutter joints
  • Overflowing valley or parapet gutters
  • Sagging gutters and loose brackets
  • Leaking or loose downpipes

Landlords with a home close to Gatwick Airport station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • What they won’t be able to tell you
  • Are they insured for the work?
  • Is there a chance to talk the report through?

What’s in a roof survey

Landlord and commercial surveys in Burstow

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Burstow, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • Have any questions written down, so nothing gets missed

Advice

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming asbestos in older rainwater goods
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
