About our gutter survey in Tinsley Green
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, parapet and box gutters and fascias and soffits, and common reasons people get in touch are gutters that have fallen out of line and fascia boards damaged by overflowing water.
Somewhere as small as Tinsley Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Tinsley Green, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photographs and recommendations follows.

Advice
FAQs for Tinsley Green
How do I find out if my home in Tinsley Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Tinsley Green?
Yes, Tinsley Green is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Can the survey be at a weekend?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden sections we can’t view safely
- Blockages deep inside downpipes
- Underground drains, which need a CCTV drain survey
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

Why act early in Tinsley Green
A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Common roof problems in Tinsley Green
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
Problems we come across often include:
- Downpipes that are split or coming away
- Joints that drip after rain
- Water spilling over the gutter edge
- Leaves and moss blocking gutters
The streets around a church like St Michael and All Angels Church are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- What’s outside the scope of the survey
- Whether the loft space is looked at, where there is one
- What happens after the report arrives
- Will the report include photos?
Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Tinsley Green homes and their roofs
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live near a park such as Worth Park Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys. For site and facilities teams at buildings such as Forge Wood Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
