Gutter survey in Pixham, Surrey
Not sure what state the gutter is in? We carry out gutter surveys in Pixham and across Surrey, with plain-English findings.

- Water spilling over the gutter edge
- Overflowing valley or parapet gutters
Gutter survey in Pixham
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey outlets and hoppers, eaves gutters and fascias and soffits, and the problems we’re asked to look at most are water spilling over the gutter edge and blocked outlets and hoppers.
Older buildings in small places like Pixham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

What we look for on each type of roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.
What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Pixham can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Mention any parking restrictions on your street
- Buyers: confirm access with the estate agent or seller
- Make sure we can get to the back of the property

Local roofs in Pixham
In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Pixham has a long history of building, with Polesden Lacey about 2.6 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark like Pixham Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Deepdene Terrace is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Pixham is about 1 mile north-east of Dorking, in Surrey. Pixham is one of many places we visit across Surrey. Our Surrey coverage includes Pixham. For surveys nearby, see our Crawley page.

Near you in Pixham
We work in homes and buildings around Pippbrook House, St Martin's CofE Controlled Primary School and Deepdene Terrace. Pixham has its own railway station: Dorking station. Nearby you’ll also find Headley Court (4 miles north-east) and Betchworth Castle (1 mile east). For a walk, there is Reigate Heath and Box Hill.
Leave it or get it looked at?
A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a small place like Pixham, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Common roof problems in Pixham
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.
It’s worth booking a survey if you’ve seen:
- Dripping or leaking gutter joints
- Downpipes that are split or coming away
- Water spilling over the gutter edge
- Choked outlets or hopper heads
For site and facilities teams at buildings like The Ashcombe School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- Which parts of the roof they’ll actually see
- Their report turnaround times
- What follow-up you get after the report
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Prices for gutter surveys in Pixham
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
Booking your survey
Here’s what helps us most when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- Any photos you have, taken from ground level or a window
- Where water is showing inside, if it is
- The kind of building and roof involved
Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.
Your questions about gutter surveys in Pixham
Can a landlord with a rental near Dorking station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you cover smaller places like Pixham?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Is there a good time of year to book a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
What happens after the survey?
You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
