Pre-purchase roof survey in Pixham, Surrey

A careful look at the roof at your property in Pixham, and put it all in a photo-illustrated written report.

  • Old water stains in the loft space
  • Gutters choked with leaves and moss
  • Slates or tiles that have slipped or gone

Pre-purchase roof surveys for Pixham homes and businesses

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

How a pre-purchase roof survey works in Pixham

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. If you’ve noticed patch repairs that may hide an ongoing problem and roof slopes that look uneven or sagging, we can find out what’s behind it.

Being in a small place like Pixham makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Give your solicitor a copy of the report
  • Ask who repairs the roof under the lease
  • Ask the agent to make sure the loft hatch can be opened
  • Look for fresh paint on upstairs ceilings at viewings

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Pixham frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Advice

When to book a survey in Pixham

Buildings put up or refurbished before 2000 may contain asbestos. It is frequently found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Here are some of the things we see often:

  • Blocked or leaking gutters
  • Loose pots and cracked flaunching
  • Sagging ridge lines or uneven roof slopes
  • Standing water on a flat extension roof

For an older house near a landmark such as Pixham Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before booking anyone

  • How long they’ve been surveying roofs
  • Will the report include photos?
  • Whether the inside of the roof is included
  • Whether VAT is added on top

What a good roof survey covers

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Buying a home or a new roof in Pixham

About 2.6 miles north-west lies Polesden Lacey, a reminder of how long the area around Pixham has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Dorking station, a written report helps before buying a rental or paying for a new roof on one.

What this survey can’t tell you

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Whether the price should change, which is between you and the seller
  • Structural calculations (that’s a structural engineer’s job)
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

FAQs for Pixham

Do you cover Pixham?

Yes, Pixham is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will you come out to Pixham?

Yes. Pixham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
