Gutter surveys in Shepperton Green

Gutter survey in Shepperton Green

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. If you’ve noticed leaking or loose downpipes and blocked outlets and hoppers, a survey will tell you what’s going on, on valley gutters, parapet and box gutters and downpipes alike.

Around Shepperton Green, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Roofs, chimneys and gutters in Shepperton Green

Historic houses such as Botleys Mansion, about 3.6 miles south-west, show how far back building in the area around Shepperton Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Shepperton station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park such as Penton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

How the survey changes by roof type

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

Questions from Shepperton Green

Is Shepperton Green within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Shepperton Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

When to book a survey in Shepperton Green

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

A survey can pick up problems like:

  • Water backing up from a hidden gutter
  • Cracked or loose downpipes
  • Joints that drip after rain
  • Gutters that have fallen out of line

For an older house near a landmark like Church of St Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof
  • What they won’t be able to tell you
  • Are they insured for the work?

What a roof survey includes

What happens on the day

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Shepperton Green, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Have any paperwork from past roof work to hand

What a gutter survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey
  • Hidden sections we cannot view safely

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
