How a gutter survey works in Lower Bourne
We carry out gutter surveys in Lower Bourne as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the roof space. Time on site typically takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Afterwards, you get a written report with photos and recommendations. We are often asked to look into overflowing valley or parapet gutters and blocked outlets and hoppers, on eaves gutters, downpipes and fascias and soffits.
Around Lower Bourne, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Lower Bourne is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
How to prepare
- Leave a clear route to the loft
- For flats, check roof access has been agreed
- Have keys ready for side gates, garages or roof access doors

Why act early in Lower Bourne
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. With lower homes, common in places like Lower Bourne, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Lower Bourne questions
Will you come out to Lower Bourne?
Yes, Lower Bourne is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Lower Bourne listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
What does a gutter survey cost?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or send us an email.
Does the season matter for a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
Will I get photos?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
What a gutter survey does not cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- Gutters out of sight from every safe viewpoint
- Pipes below ground level
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.
Roof types and parts we check
- Valley gutters
- Outlets and hoppers
- Downpipes
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
What we look for on each type of roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.
Cast iron gutters
Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.
Local roofs in Lower Bourne
Historic houses such as Farnham Castle, about 1.6 miles north, show how far back building in the area around Lower Bourne goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Trees in and around Underdown nature reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For an older house near a landmark such as St Martin by the Green, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Farnham station, the gap between tenancies is a good time to have the roof looked at.

Should I look at the roof myself first?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
