Flat roof surveys in Lower Bourne: local notes
With Farnham Castle about 1.6 miles north, Lower Bourne sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If your home is one of the older ones in the streets near St Martin by the Green, the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as Farnham College, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Farnham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof survey in Lower Bourne: what you get
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed edge trims that have lifted or split and standing water left after rain, a survey will tell you what’s going on, whatever the roof.
Flat roofs in smaller places like Lower Bourne can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Asbestos testing, which needs a specialist asbestos surveyor
- The condition of the deck or insulation hidden under the covering
- Whether the deck or joists are strong enough
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and doesn’t.

How we price flat roof surveys
All our prices include VAT. The things that change the price are:
- The roof’s overall size
- The use of thermal imaging or a drone
- Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes, though large, tall or awkward roofs take more time. A visit to Lower Bourne is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Jot down any questions you want answered
- Note where any stains or damp appear
- Agree roof access with the managing agent if it is shared

Roof by roof
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

Why act early in Lower Bourne
Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. In a smaller place like Lower Bourne, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Common questions in Lower Bourne
Does a conservation area affect roof work in Lower Bourne?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Lower Bourne in the area you cover?
We do. Every survey there gets the same written report with photos.
Can you tell me how long my flat roof will last?
We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
How long is the visit?
It usually takes about one to two hours for most houses, or half a day or so for a commercial building. The report follows by email.
Do you look for flat roof leaks?
The survey covers the covering and all the details where leaks usually begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
Can you survey in bad weather?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
DIY checks: what’s safe
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
