Flat roof survey in Frensham

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey single-ply membranes, upstands and outlets and mastic asphalt, and people most often book us about outlets choked with leaves and silt and failed upstands where the roof meets a wall.

Some older homes in villages like Frensham are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

FAQs for Frensham

How do I find out if my home in Frensham is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Frensham?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you check flat roofs for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How much does a flat roof survey cost in Frensham?

Our price is from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or drop us an email.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Roof by roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

Landlord and commercial surveys in Frensham

We survey roofs for landlords and agents as well as householders. A written report with photographs gives you a clear record of the flat roof, which helps you plan work between tenancies.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Frensham, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Show us where any leaks or stains appear
  • Keep pets inside or away from the areas we are looking at
  • Mention any parking restrictions on your street

Common roof problems in Frensham

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Here are some of the things we see often:

  • Dips that suggest the deck is deflecting
  • Gaps at upstands and abutments
  • Splits, cracks and crazing
  • Ponding water that doesn’t drain away

If you own a rental within reach of Farnham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Choosing a roof surveyor

  • Is VAT included in the price?
  • What insurance they carry
  • Whether you can ask questions once you have the report
  • Their drone registration, if they fly one

What’s in a roof survey

Flat roof surveys in Frensham: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Farnham Castle, about 3.6 miles north, show how far back building in the area around Frensham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Mary the Virgin, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building such as St Mary's CofE Aided Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Check the outlets after the leaves fall
  • Ask contractors to protect the roof if they work on it
  • Plan a survey before the covering reaches the end of its usual life
  • Check from a window for ponding after heavy rain

Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
