Gutter survey in Hydestile
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about soffits marked by water and sagging gutters and loose brackets, a survey will tell you what’s going on, on valley gutters, fascias and soffits and downpipes alike.
Somewhere as small as Hydestile, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Check the loft with care after heavy rain
- Check for spilling water in a downpour
- Check downpipe clips are holding
- Look for green streaks or damp patches on walls
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.
Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Hydestile questions
Is my home in Hydestile listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Hydestile?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What will the report tell me?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Will you check the drains below ground?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Hydestile can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch

Advice
What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Box and secret gutters
Box and secret gutters frequently cause leaks indoors. We look at the outlets, linings and overflows where safe.
What a survey costs
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- How complicated the roof is, with its valleys, chimneys and parapets
- The number of roofs, including extensions and garages
- Which survey package you book
Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for your roof before booking.
What to let us know when you get in touch
If you can, have these to hand when you contact us:
- Any photos you have, taken from ground level or a window
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirming asbestos in older rainwater goods
- The inside of buried drains
- What’s hidden inside a downpipe
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

Gutter surveys in Hydestile: local notes
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.1 miles north lies Loseley Park, a reminder of how long the area around Hydestile has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Milford (Surrey) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Hambledon Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as St Dominic's School, a written record of a large roof helps plan work for the holidays rather than in term time.
