How a gutter survey works in Westcott
We survey gutters and rainwater systems in Westcott and right across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it is safe. Time on site normally takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Afterwards, you get a written report with photos and recommendations. If you’ve noticed gutters full of debris and silt and hoppers and outlets full of debris, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Westcott are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Useful tips for Westcott property owners
Nothing here needs a ladder. Our suggestions:
- Look out for overflows when it pours
- Look for downpipes coming loose
- Ask for valleys and parapet gutters to be cleared too
- Don’t climb a ladder to look in the gutters
You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

Roofs, chimneys and gutters in Westcott
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Polesden Lacey about 2.2 miles north, Westcott sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings like Surrey Hills All Saints Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like St John's Community Hall, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Dorking West station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Westcott is about 2 miles west of Dorking, in Surrey. Whether the building in Westcott is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. What affects the cost of gutter surveys
The price reflects the time and kit the roof needs. That comes down to:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Helping us price your survey
You do not need to know any roofing terms. Just let us know:
- What’s prompted the survey
- Access details, such as a loft hatch or a shared roof
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Westcott: your questions answered
Is my home in Westcott listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Westcott?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just ring 07833 053749 or drop us an email for a price.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What happens if roof problems are left?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. Older cottages and farmhouses around Westcott can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
All our prices include VAT. Gutter survey starts from £150, including VAT. You’ll know the price for your survey before you book.

Honest limits
To be straight with you, there are limits to any roof survey:
- Parts of gutters that can’t be seen safely
- The inside of buried drains
- Asbestos testing of old gutters, downpipes or soffits
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Valley gutters
- Downpipes
- Fascias and soffits
- Eaves gutters
- Parapet and box gutters
- Outlets and hoppers
What we look for on each type of roof
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Westcott can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it’s shared
- If you are buying, let the agent know when we’re coming
How to book
