New roof snagging in Westcott, Surrey
We take a careful look at the new roof at your property in Westcott, and put it all in a written report with photos.
- Broken coverings left on a new roof
- Loose or badly finished ridge tiles
- Gaps at new flashings
Roof by roof
Underlay and ventilation
Vents at the ridge, eaves or in the tiles help keep the roof space dry. Fitted vents are looked at.
Clay and concrete tiles
Tiles that do not sit flat can let rain in. We note any that look out of place.
How new roof snagging works in Westcott
Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you are worried about broken coverings left on a new roof and signs of condensation in the roof space, we can find out what’s behind it, whatever the roof.
For a small place like Westcott, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Surveys for landlords and agents in Westcott
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.
Businesses and commercial landlords can book us too. Bigger roofs take more time.
When to book a survey in Westcott
Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the loft space.
Common reasons to book include:
- Underlay at the eaves left exposed
- Tiles or slates sitting out of line
- Cracked mortar at the ridge or hips
- Untidy or loose verge details
For landlords with property near Dorking West station, a written report helps before buying a rental or paying for a new roof on one.
Questions to ask before you book
- How long they’ve been surveying roofs
- Is VAT included in the price?
- What’s outside the scope of the survey
- Are they insured for the work?
Westcott questions
Do you cover Westcott?
Yes. Our area covers London and the South East, and Westcott is part of that. You can call 07833 053749 or email us with the address and some details.
Is my home in Westcott listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long does new roof snagging take?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
When should I book new roof snagging?
Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.
Which parts of the roof does snagging cover?
We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
Do you survey on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or send us an email.
What this survey cannot tell you
A survey is a close look at the new roof, but it can’t do everything. Its limits include:
- How the roof will perform for years to come
- Deciding who is at fault in a disagreement
- Pricing the remedial work
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.
What this survey covers
- Loft conversions and dormers
- Replacement roofs
- Flashings and valleys
- Ridges and verges
- New-build homes
- New flat roofs
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
New roof snagging in Westcott: local notes
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses such as Polesden Lacey, about 2.2 miles north, show how far back building in the area around Westcott goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near St John's Community Hall, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Westcott, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, you tell us what the roofer did and any concerns you have.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- You get a photo report listing the snags we found.
Before the survey
- Check we can get to the back of the property
- Find any records of previous roof work
- Let us know about parking before the day
