Independent gutter surveys in Wotton

Gutter surveys for homes and businesses in Wotton

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are cracked or loose downpipes and water spilling over the gutter edge, across downpipes, eaves gutters and outlets and hoppers.

Somewhere as small as Wotton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Common roof problems in Wotton

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Here are some of the things we see frequently:

  • Sagging gutters and loose brackets
  • Water spilling over the gutter edge
  • Fascia boards damaged by overflowing water
  • Water backing up from a hidden gutter

Homes near green spaces like Wotton and Abinger Commons can get more leaves in their gutters in autumn.

  • How long the report takes to arrive
  • What exactly goes into their report

What a good roof survey covers

What we can’t see

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • Confirming asbestos in older rainwater goods
  • Pipes below ground level
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

How the survey works

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, it typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Wotton needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Leave side gates unlocked
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at

Advice

Wotton questions

How do I find out if my home in Wotton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Gomshall station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will the survey check for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
