Roof leak investigations for homes and businesses in Wotton
Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it is safe. The findings are recorded with photos. We survey lead flashings, chimney stacks and the roof space, and people most often book us about damp walls below an overflowing gutter and ceiling stains that grow after rain.
Somewhere as small as Wotton, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Leave it or get it looked at?
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Then the source needs tracing. Outbuildings and barns around Wotton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What we cannot see
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
- Leaks from plumbing, tanks or pipework rather than the roof
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
Roof types and parts we check
- Chimney stacks
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
- The roof space
- Lead flashings
- Flat roof details
Do you need a roof leak investigation in Wotton?
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.
These are some of the problems a survey can pick up:
- Wet patches on loft insulation
- Water coming in around a roof light or dormer
- Damp on a chimney breast
- Water through the ceiling under a flat roof
Landlords with a home close to Gomshall station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Questions to ask before you book
- Their track record with similar roofs
- Whether VAT is added on top
- Will the report include photos?
- Their drone registration, if they fly one
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
FAQs for Wotton
Do you carry out roof surveys in Wotton?
Yes. Our area covers London and South East England, and Wotton is part of that. Just ring 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.
Is Wotton within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
Why doesn’t the damp patch line up with the hole?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Is it a leak or condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
Can you trace a leak in dry weather?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What a roof leak investigation looks like in Wotton
With Polesden Lacey about 3 miles north, Wotton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in.
Living close to Wotton and Abinger Commons is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take a building like The Priory CofE Voluntary Aided School: on a building that size, finding the source of a drip means looking well beyond the stain.
Wotton is about 3 miles south-west of Dorking, in Surrey. Wotton gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Surrey, from the larger towns to small villages. There is also a page for Guildford.
We work across RH5 for roof leak investigations. Whether your property is on Sheephouse Green, Sheephouse Lane and Hollow Lane or a nearby road, we can help. If you’re just outside Wotton, we cover Westcott (1 mile north-east), Ranmore Common (2 miles north-east), Mid Holmwood (3 miles east), Dorking (3 miles north-east) and North Holmwood (3 miles east). Larger places within reach include Guildford (8 miles west), Woking (11 miles north-west), Epsom (10 miles north-east), Horley (10 miles east), Redhill (10 miles east) and Ewell (11 miles north-east).

How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Wotton, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
