What a gutter survey does not cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Hidden sections we cannot view safely
  • Pipes below ground level

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

How a gutter survey works in Furnace Green

We carry out gutter surveys in Furnace Green as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from ground level, windows, the loft space and the roof where it is safe. Time on site normally takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. The written report follows, with photos and recommendations. We survey fascias and soffits, downpipes and outlets and hoppers, and common reasons people get in touch are leaking or loose downpipes and overflowing valley or parapet gutters.

In a smaller place like Furnace Green, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. A visit to a smaller place like Furnace Green is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Let us know about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors

Advice

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium

For a price for your roof in Furnace Green, call 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Furnace Green questions

My home in Furnace Green has a flat-roofed garage or porch. Is it worth having that looked at?

Often, yes, so mention it as you book. Flat-roofed garages and porches are common in new towns like Crawley, and older felt coverings may be near the end of their life.

I let a flat near Three Bridges station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Will you go up on the roof?

Only if it’s safe. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

How long does a gutter survey take?

It usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. You will know roughly how long when we arrange the visit.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is Furnace Green in your area?

Yes. Our area covers London and South East England, and that includes Furnace Green.

Why act early in Furnace Green

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. With lower homes, common in places like Furnace Green, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Gutter surveys in Furnace Green: local notes

Furnace Green is part of Crawley, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you look after a shop, office or commercial unit, for example near County Mall, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For an older house near a landmark like St Andrew's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Tilgate Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Different roofs, different checks

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
