Roof survey in Flansham: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, lead flashings and flat roofs, and people most frequently book us about ridge tiles that have lifted or moved and lifted, split or missing lead flashings.

In a village or hamlet like Flansham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why get it checked now?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. Older and listed buildings around Flansham may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your roof before booking.

Roof surveys in Flansham: local notes

Flansham is within about 2 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Bishop Tufnell CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around The Brooks Local Nature Reserve shed leaves that can end up in nearby gutters. Landlords with a home close to Barnham station may find that the gap between tenancies is a good time to have the roof looked at.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we are there. In a hamlet or village like Flansham, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

Advice

Your questions about roof surveys in Flansham

Will you come out to Flansham?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does being near the coast affect roofs in Flansham?

Often, yes. Flansham is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

How long does the visit take?

The visit typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What a roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • The roof space
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Natural slate

What we look for on each type of roof

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
