Roof survey in Patching: what you get

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. If you are worried about ridge tiles that have lifted or moved and lifted, split or missing lead flashings, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Patching are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

When to book a survey in Patching

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.

A survey makes sense if you’ve noticed:

  • Lifted, split or missing lead flashings
  • Water stains on rafters and ceiling joists
  • Gaps in the roof where coverings have gone
  • Crumbling chimney pointing or cracked flaunching

For site and facilities teams at buildings like Clapham and Patching CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
  • What the survey will not cover
  • How long they’ve been surveying roofs

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of any kind
  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Patching questions

Will you come out to Patching?

Yes, Patching is on our map. A small place gets exactly the same survey as a big one.

I let a flat near Goring-By-Sea station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How long will you be at the property?

It normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a written report with photographs and recommendations.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. Outbuildings and barns around Patching are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Rural addresses near Patching can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at

How to book

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Mention any flat roofs as well as the main roof
  • Mention any damp patches as you book
  • Gather any paperwork for past roof work
  • Watch for slipped slates after bad weather

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

Roof surveys around Patching

Patching is within about 4 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Historic houses such as Ecclesden Manor, about 1.5 miles south-west, show how far back building in the area around Patching goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Clapham Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take an older house close to The Parish Church of St John the Divine: old fixings, lead flashings and tall chimneys are typical of older roofs.
