Roof survey in Lower Horncroft
We survey roofs in Lower Horncroft and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, ring 07833 053749 or email us. We survey clay and concrete tiles, flat roofs and natural slate, and the problems we are asked to look at most are flashings that have come away from the wall and water stains on rafters and ceiling joists.
Somewhere as small as Lower Horncroft, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- The shape of the roof and its details
- Height and safe access
- Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
Booking your survey
To price your survey accurately, we will ask about:
- What’s prompted the survey
- The style of property, from a terrace to a block
- Where the property is, with the postcode
- Your timetable, like an exchange date
When you are ready to go ahead, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Local roofs in Lower Horncroft
Historic houses such as Bignor Roman Villa, about 2.2 miles south-west, show how far back building in the area around Lower Horncroft goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you live in an older home near Church of St Agatha, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Fittleworth CofE Village School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Pulborough station, a dated record of the roof is useful when planning maintenance across a let.

Why get it checked now?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. For an older or listed building in a place like Lower Horncroft, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Questions from Lower Horncroft
Do you cover smaller places like Lower Horncroft?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you survey roofs for landlords with property near Pulborough station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
For landlords and managing agents
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
What we cannot see
Some things can’t be seen without opening up the roof, so a survey has limits:
- An exact number of years the roof has left
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. What our survey covers.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Lower Horncroft, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We look at the roof from every safe viewpoint, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Getting ready for the survey
- Leave side gates unlocked
- Leave a clear route to the loft
- Note where any stains or damp appear
