Roof survey in Crockerhill: what you get

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey flat roofs, lead flashings and chimney stacks, and people most often book us about leaking gutter joints and downpipes and cracked mortar along the ridge.

Older buildings in small places like Crockerhill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around Crockerhill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

What a roof survey looks like in Crockerhill

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Goodwood House about 2.6 miles north-west, Crockerhill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Barnham station, the gap between tenancies is a good time to have the roof looked at. Take a building like Tangmere Primary Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Roof by roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Common questions in Crockerhill

Is my home in Crockerhill listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Barnham station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

How long will you be at the property?

It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or send us an email.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Landlords, agents and block managers in Crockerhill

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

What we’re asked to look at in Crockerhill

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Signs worth acting on include:

  • Cracked mortar along the ridge
  • Water stains on rafters and ceiling joists
  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain

If you live in an older home near The Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is there a chance to talk the report through?

What’s in a roof survey

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Where a roof is exposed, as many are in small places like Crockerhill, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Why us?

  • An independent view of the roof

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
