Roof survey in Charlton, West Sussex
Roof surveys in Charlton, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Gaps in the roof where coverings have gone
- Flashings that have come away from the wall
- Condensation or damp timbers in the loft
What a roof survey does not cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s under the slates, tiles or felt
- The condition of the rest of the building (that is a RICS home survey)
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.
What we look at
- Chimney stacks
- Natural slate
- The roof space
- Clay and concrete tiles
- Ridges, hips and valleys
- Flat roofs
- Lead flashings
Roof survey in Charlton
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’ve noticed gutters that overflow in heavy rain and worn lead at chimneys and abutments, we can find out what’s behind it, whatever the roof.
Somewhere as small as Charlton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What affects the cost of roof surveys
We confirm the exact price before you book. This is what makes a difference:
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- The size of the roof
Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Any photos you have, taken from the ground or a window
- Where any leaks, stains or damp patches show inside
- Dates you are working to, such as exchange
- The address and postcode of the property
We confirm the exact price before booking, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.
Charlton: your questions answered
Do you cover smaller places like Charlton?
Yes, Charlton is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How do I find out if my home in Charlton is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you give a life expectancy for the roof?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Roof surveys around Charlton
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With West Dean House about 1.7 miles west, Charlton sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a building such as Singleton CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Surveys for landlords and agents in Charlton
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
When to book a survey in Charlton
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Typical things we are asked to look at include:
- Cracked or blistered flat roof coverings
- Valley linings that have cracked or split
- Flashings that have come away from the wall
- Loose ridge or hip tiles
For an older house near a landmark such as The Parish Church of the Blessed Virgin Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- What’s outside the scope of the survey
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How soon the report will arrive
- Whether the price includes VAT
What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Charlton, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Leave a clear route to the loft
- If you are buying, check with the agent that we can get in
- Let us know about parking near the property
