Roof surveys in Singleton

Roof survey in Singleton

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey lead flashings, natural slate and flat roofs, and people most often book us about ponding, splits or blisters on flat roofs and loose chimney pots.

Somewhere as small as Singleton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in Singleton

Do you carry out roof surveys in Singleton?

Yes, Singleton is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Do you cover smaller places like Singleton?

Yes, Singleton is on our map. Villages and rural addresses get the same survey as a town house.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How do I book a survey in Singleton?

To arrange a survey, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Singleton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

What a survey costs

Prices always include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can be seen safely

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Booking your survey

If you can, have these to hand when you get in touch:

  • Anything about access we should know
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Where water is showing inside, if it is

Not sure which survey you need? It’s easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Singleton homes and their roofs

The wider area around Singleton has a long history of building, with West Dean House about 1.2 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Singleton CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as The Parish Church of the Blessed Virgin Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
