Tips that help

Nothing here needs a ladder. Our suggestions:

  • Keep a record of damp patches and dates
  • Watch for slipped slates after bad weather
  • Have details of recent roof work to hand
  • Make sure we can open the loft hatch

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

How a roof survey works in East Dean

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We’re often asked to look into loose chimney pots and lifted, split or missing lead flashings, across chimney stacks, lead flashings and ridges, hips and valleys.

Some older homes in villages like East Dean are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof will not leak in future
  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

What we check

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • Flat roofs
  • The roof space
  • Chimney stacks

What a roof survey looks like in East Dean

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. West Dean House, about 2.6 miles west, is one of the historic houses in the wider area around East Dean. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near The Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we are there. Somewhere like East Dean needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

What we look for on each type of roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Why act early in East Dean

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. Outbuildings and barns around East Dean are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

FAQs for East Dean

Does a conservation area affect roof work in East Dean?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover East Dean?

Yes. We cover the whole of London and South East England, and East Dean is part of that. Just ring 07833 053749 or email us and let us know about the property.

Do you go up on the roof?

Only when it’s safe. We also use views from ground level, windows and the loft space.

Do you give a life expectancy for the roof?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

How long will you be at the property?

On site, it typically takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
