Landlord roof survey in East Dean: what you get

With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. We survey flat roofs on blocks, shared roofs and blocks of flats, and common reasons people get in touch are damp or stains in top-floor flats and cracked or leaning shared chimneys.

Older buildings in small places like East Dean may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey changes by roof type

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. For a village or hamlet like East Dean, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Note where any stains or damp appear
  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at

Signs you need a landlord roof survey in East Dean

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Problems we come across frequently include:

  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets
  • Damaged pots and flaunching
  • Ponding or splits on flat roofs

For an older house near a landmark such as The Parish Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common questions in East Dean

Will you come out to East Dean?

Yes, East Dean is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out roof surveys in East Dean?

Yes, East Dean is one of the places we work. The survey and report are the same in East Dean as anywhere else, and visits run on weekdays and weekends.

How long does a landlord roof survey take?

A visit usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. We will give you an idea when booking.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

What does a block roof survey cost?

Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, ring 07833 053749 or send us an email.

What a landlord roof survey looks like in East Dean

Historic houses such as West Dean House, about 2.6 miles west, show how far back building in the area around East Dean goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Structural calculations or an engineer’s report
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Roof areas we weren’t given access to

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What a survey covers and does not.

What we check

  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses
  • Gutters and downpipes

What affects the price in East Dean

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

  • Any deadline, such as an exchange date
