Landlord roof surveys for Heyshott homes and businesses

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Landlord roof survey in Heyshott: what you get

With a shared roof, it’s not always clear what’s wrong or where. We check the roof from every safe viewpoint, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. We survey flat roofs on blocks, converted houses and gutters and downpipes, and the problems we’re asked to look at most are loose ridge or hip tiles and choked outlets and gutters.

Somewhere as small as Heyshott, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a landlord roof survey doesn’t cover

In fairness, a roof survey has limits:

  • Who pays under the lease (that’s a legal question)
  • Parts of the roof we can’t safely see or access
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What we check

  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Shared roofs
  • Flat roofs on blocks
  • Rented houses

What happens if roof problems are left?

A dated condition report is useful for the building’s records. Surveying again later shows what has changed which helps with rolling maintenance. Outbuildings and barns around Heyshott are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Useful tips for Heyshott property owners

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Book gutter clearing at least once a year
  • Ask your managing agent about lease terms
  • File each roof report for future reference
  • Give tenants a simple way to report leaks

You receive a report with photos and recommendations ranked by urgency where relevant. It is emailed to you so you can share it with owners, agents or contractors.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Heyshott, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Make sure the loft hatch can be reached
  • Jot down any questions you want answered
  • If it is not your property yet, arrange access through the agent
