Chimney surveys for homes and businesses in Heyshott

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you’ve noticed staining on walls around the chimney and spalled or crumbling bricks, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Heyshott, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Heyshott homes and their roofs

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. About 2.5 miles north lies Cowdray House, a reminder of how long the area around Heyshott has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near The Parish Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first.

Heyshott is about 8 miles north of Chichester, in West Sussex. Heyshott is part of the area we cover and the surrounding area across London and South East England. We cover towns and villages across West Sussex, from the larger towns to small villages. We also survey roofs in Portsmouth.

Surveys in GU29 work the same way as everywhere else we cover. We also cover Hoyle (1 mile north-east), Heyshott Green (1 mile north-west), Cocking (1 mile west), Cocking Causeway (2 miles north-west) and West Lavington (2 miles north). We also work in nearby towns such as Bognor Regis (11 miles south), Chichester (8 miles south), Selsey (15 miles south), Littlehampton (13 miles south-east), Emsworth (12 miles south-west) and Rustington (13 miles south-east).

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

There’s no need for technical words. It is enough to let us know:

  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • What kind of property and roof it is

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Ask about consent before removing a chimney on an older property
  • Keep the report to compare against at the next survey
  • Keep track of stains on chimney breasts
  • Never climb onto the roof to look at a chimney

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Questions from Heyshott

Is Heyshott in the area you cover?

Yes. We work right across London and South East England, and Heyshott is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.

Is Heyshott within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

How do I arrange a chimney survey in Heyshott?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run seven days a week.

What a chimney survey doesn’t cover

A survey is a careful look at the chimney stack, but it can’t do everything. Its limits include:

  • Hidden damage within the stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • Areas we cannot view from safe positions

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. The survey typically takes about 1–2 hours at most homes, or half a day or so for a commercial building. In a hamlet or village like Heyshott, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • Make sure the loft hatch can be reached

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.
