Landlord roof survey in Charlton: what you get
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a photo-illustrated written report to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. Common reasons to book are damaged pots and flaunching and leaks into upper flats, on blocks of flats, flat roofs on blocks and converted houses.
Somewhere as small as Charlton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Charlton
Is Charlton within the area you cover?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Charlton is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Who normally books a landlord or block roof survey?
Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.
How long will you be on site?
It usually takes about one to two hours for a house, and longer for a block or a building with several roofs. We will give you an idea when you book.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Can your report let us know who pays for the roof work?
No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Different roofs, different checks
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

What a landlord roof survey looks like in Charlton
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like West Dean House, about 1.7 miles west, show how far back building in the area around Charlton goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Singleton CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to The Parish Church of the Blessed Virgin Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Put urgent roof work at the top of the list
- Give tenants a simple way to report leaks
- Make sure the loft space can be accessed
- Check your lease or ask a solicitor about who pays
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Landlords, agents and block managers in Charlton
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at most homes, and more on a big or complicated roof. For a village or hamlet like Charlton, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear
- Gather any invoices or paperwork from past roof work
Getting a price
Most bookings start with a short call: ring 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Can I check my roof myself?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas behind locked flats or blocked hatches
- The structure in the way a structural engineer would assess it
- Legal advice on leases or service charges
