Roof surveys for Tower Hill homes and businesses

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

How a roof survey works in Tower Hill

We inspect what can safely be seen: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. If you’re worried about ridge tiles that have lifted or moved and valley linings that have cracked or split, a survey will tell you what’s going on, whatever the roof.

In a small place like Tower Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we are asked to look at in Tower Hill

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

People typically book a survey when they’ve noticed one of these:

  • Condensation or damp timbers in the loft
  • Slipped, cracked or missing slates and tiles
  • Lifted, split or missing lead flashings
  • Crumbling chimney pointing or cracked flaunching

Take an older house close to Parish Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first.

What to expect from a roof survey

What happens if roof problems are left?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. In a small place like Tower Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Tower Hill questions

I let a flat near Christs Hospital station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Tower Hill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Can you tell me how long my roof will last?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we will plan the survey around it.

How long does the visit take?

Allow about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. We will give you an idea of timing as you book.

Do you work in Tower Hill?

Yes. Tower Hill is part of the area we cover.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most homes, depending on how many separate roofs there are. In a small place like Tower Hill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Make sure pets are kept safely away
  • Let us know about parking before the day

Roofs, chimneys and gutters in Tower Hill

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Homes near green spaces such as Warnham Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like St John's Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.
