Chimney surveys for homes and businesses in Tower Hill

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you are worried about flaunching that has broken away and disused chimneys trapping moisture, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Tower Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Tower Hill

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

It’s worth booking a survey if you’ve seen:

  • Eroded joints in the brickwork
  • Flaunching that has broken away
  • Lifted or split lead flashings
  • Loose, cracked or missing pots

If you live near a park such as Warnham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Before booking anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?
  • What’s outside the scope of the survey

What a good roof survey covers

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take an hour or two for most homes, a little longer where there are several stacks. For a village or hamlet like Tower Hill, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

Advice

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Around Tower Hill, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

FAQs for Tower Hill

How do I find out if my home in Tower Hill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Christs Hospital station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

What does the report include?

Written findings with photographs, explaining the condition of the chimney stack, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey a chimney stack we share with next door?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Local roofs in Tower Hill

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your house is among the older ones in the streets near Parish Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like St John's Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
