What a pre-purchase roof survey does not cover

Before booking, it is worth knowing what a survey will not do:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • Whether the price should change, which is between you and the seller

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.

What this survey covers

  • The roof space
  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers

Pre-purchase roof surveys for homes and businesses in Tower Hill

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. We survey chimney stacks, lead flashings and valleys and natural slate, and the problems we are asked to look at most are gutters choked with leaves and moss and standing water on a flat extension roof.

Being in a small place like Tower Hill makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the agent to check the loft hatch can be opened
  • Let us know your exchange date when booking
  • Ask whether there are papers for past roof work

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

When to book a survey in Tower Hill

Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Signs worth acting on include:

  • Worn or lifted lead flashings
  • A ridge or slope that dips
  • Slates or tiles that have slipped or gone
  • Gutters that overflow or drip at the joints

If you own a rental within reach of Christs Hospital station, a written report helps before buying a rental or paying for a new roof on one.

Before booking anyone

  • Are they insured for the work?
  • Their drone registration, if they fly one
  • What’s outside the scope of the survey
  • Their track record with similar roofs

What a roof survey includes

Different roofs, different checks

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.

FAQs for Tower Hill

Does a conservation area affect roof work in Tower Hill?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Tower Hill?

Yes, Tower Hill is on our map. Villages and rural addresses get the same survey as a town house.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or email us.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Take an older house close to Parish Church of St Mary: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Why it’s worth a survey now in Tower Hill

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. For older village homes like those around Tower Hill, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

What you get with us

  • Independent findings on the roof’s condition
  • 5,000+ surveys completed
  • Drones and thermal imaging where applicable
  • Prices that include VAT

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two on an ordinary house, and about three to four hours for a commercial roof. Cottages and farmhouses around Tower Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Mention any parking restrictions on your street
  • If you are buying, check with the agent that we can get in
  • Let us know about any leaks, stains or damp patches you know of

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.
