About our roof survey in Codmore Hill

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We’re often asked to look into cracked mortar along the ridge and blocked, sagging or leaking gutters, across natural slate, flat roofs and ridges, hips and valleys.

In a village or hamlet like Codmore Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we look for on each type of roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Codmore Hill: your questions answered

Do you cover smaller places like Codmore Hill?

Yes. Codmore Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Codmore Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • How the roof will behave in every kind of weather
  • Defects hidden under coverings or inside walls without opening up
  • Whether the roof structure meets design loads

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

What we check

  • Chimney stacks
  • The roof space
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys

Practical tips

These tips come from what we see on roofs every week:

  • Take photos of any leaks as they happen
  • Find records of any re-roofing or repairs
  • Keep the report with your property records
  • Leave roof access to professionals

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

What affects the price in Codmore Hill

Not every roof costs the same to survey, and it comes down to:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Signs you need a roof survey in Codmore Hill

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Signs worth acting on include:

  • Gaps in the roof where coverings have gone
  • Condensation or damp timbers in the loft
  • Loose ridge or hip tiles
  • Debris building up in roof valleys

For an older house near a landmark such as The Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • What the survey will not cover
  • Whether the loft is part of the inspection
  • Their track record with similar roofs
  • What happens after the report arrives

What a roof survey includes

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a small place like Codmore Hill, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached

How to book

Local roofs in Codmore Hill

Historic houses such as Old Place Manor, about 1 mile south-west, show how far back building in the area around Codmore Hill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Pulborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as St Mary's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
