How a gutter survey works in Codmore Hill

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you are worried about choked outlets or hopper heads and overflowing eaves gutters, we can find out what’s behind it, whatever the roof.

Somewhere as small as Codmore Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we cannot see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What we check

  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Roofs, chimneys and gutters in Codmore Hill

Historic houses such as Old Place Manor, about 1 mile south-west, show how far back building in the area around Codmore Hill goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Pulborough station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like St Mary's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

When to book a survey in Codmore Hill

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

A survey can pick up problems like:

  • Dripping or leaking gutter joints
  • Gutters overflowing in heavy rain
  • Water backing up from a hidden gutter
  • Downpipes that are split or coming away

The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Your questions about gutter surveys in Codmore Hill

Is Codmore Hill within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Codmore Hill is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or email us.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Codmore Hill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check that downpipes are firmly fixed to the wall
  • Check the loft with care after heavy rain
  • Get the gutters cleaned out every year
  • Don’t climb a ladder to look in the gutters

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email as soon as it is ready.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
