Chimney surveys in Codmore Hill: local notes

With Old Place Manor about 1 mile south-west, Codmore Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Pulborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as St Mary's Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like The Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Chimney survey in Codmore Hill

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey shared and party-wall stacks, chimney pots and cowls and brick chimney stacks, and common reasons people get in touch are unused flues sealed without airflow and mortar washing out of the joints.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

The survey, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Codmore Hill, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a report with photos and our recommendations.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Note any damp on chimney breasts and when it appears
  • Use a Gas Safe registered engineer for gas appliances
  • Do not use a ladder to reach the stack yourself
  • Check that disused chimneys can still breathe

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Common questions in Codmore Hill

Is Codmore Hill within the area you cover?

We do. A small place gets exactly the same survey as a big one.

I let a flat near Pulborough station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we will point you to the right survey. We survey on weekdays, Saturdays and Sundays.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible.

Should I worry about a leaning stack?

It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • What’s inside the brickwork or behind render, without opening up
  • The inside of the flue, which needs a sweep or flue specialist
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Roof by roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there’s safe access.

Flaunching

We frequently find flaunching that has cracked or broken away. Caught early, it is often a small job.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

A little information up front helps. Please include:

  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.
