Drone roof surveys near Cuckfield

Drone roof surveys in Cuckfield: local notes

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. The wider area around Cuckfield has a long history of building, with Ockenden Manor about 0.4 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Holy Trinity Church of England Primary School will know that a drone or thermal camera can show a large roof in a single visit. Take an older house close to Holy Trinity Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Drone roof surveys for homes and businesses in Cuckfield

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on. The roof is photographed without being disturbed. Before the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. We survey chimney stacks, flat roofs on upper floors and valleys and parapet gutters, and people most frequently book us about outlets choked with leaves and silt and gaps where slates or tiles have gone.

In smaller places like Cuckfield, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. Most surveys take an hour or two at a house, including the airspace and weather checks before take-off. A visit to Cuckfield is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Advice

Useful tips for Cuckfield property owners

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Let us know the exact address when you book
  • Check there is room outside for the drone to take off
  • Keep pets indoors during the flight
  • Move stored items away from the hatch

You get an in-person consultation with the Premium Survey to go through what the drone showed. You can ask about anything that isn’t clear.

Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, and early repairs keep water out.

What you can safely check yourself

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Common questions in Cuckfield

Does a conservation area affect roof work in Cuckfield?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Are there drone restrictions around Cuckfield?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

How much is a survey?

Our price is from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Honest limits

In fairness, a roof survey has limits:

  • Flights in a restricted zone without permission
  • Roofs and gardens beyond the one we’re surveying
  • A flight on a day when the weather isn’t safe

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.
