Questions from Warninglid

Is my home in Warninglid listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Warninglid?

Yes, Warninglid is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Are you registered with the CAA?

Yes. We hold both a CAA Flyer ID and an Operator ID. We use a sub-250g drone.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What happens if the weather is bad?

We do not fly in high wind or heavy rain. Whether we can fly depends on the conditions on the day. If we cannot fly, we’ll arrange another day or inspect by other means.

Drone roof survey in Warninglid

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. Safety comes first on every visit. We are often asked to look into outlets choked with leaves and silt and ridge pieces that have lifted, on tall and steep roofs, flat roofs on upper floors and large and complex roofs.

Somewhere as small as Warninglid, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Drones, thermal imaging and Warninglid roofs

About 1.8 miles north-east lies Tyes Place, a reminder of how long the area around Warninglid has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Around Warninglid, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Honest limits

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Flights in a restricted zone without permission
  • Structural calculations (that is a structural engineer’s job)
  • Roofs and gardens beyond the one we are surveying

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

Roofs we survey in Warninglid

  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Fragile roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors

Common roof problems in Warninglid

Not every roof can take a person’s weight. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.

It’s worth booking a survey if you’ve seen:

  • Damage after a storm that cannot be seen from below
  • Debris building up in hidden gutters
  • Plant growth and moss on the roof
  • Cracked flaunching or loose chimney pots

In and around Warninglid, as anywhere, a roof is easiest to deal with when its problems are found early.

Choosing a roof surveyor

  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • Whether the loft is part of the inspection
  • What exactly goes into their report

What a roof survey includes

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

What a survey costs

We confirm the price for your roof before booking. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to tell us when you contact us

You do not need to know any roofing terms. It is enough to let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
