How a thermal roof survey works in Warninglid
Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you can’t typically tell from the surface. Moisture readings are then used to check what the camera suggests. Typical surveys look at damp around roof outlets and upstands and damp that repairs haven’t cured, on flat roofs, insulated roof spaces and ceilings below the roof.
Villages like Warninglid often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
We keep jargon out of it: if work is needed, the report says so clearly.

Honest limits
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Proving moisture from the images alone
- The condition of timbers we cannot see
- Readings unaffected by sun, shade or reflections

Common questions in Warninglid
Do you cover smaller places like Warninglid?
We do. Villages and rural addresses get the same survey as a town house.
Do you cover Warninglid?
Yes. We survey roofs across London and South East England, and Warninglid is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll plan the survey around it.
What does a thermal roof survey show?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.
Are you insured?
We hold professional indemnity and public liability insurance.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It typically takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Warninglid can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- Keep pets out of the way during the survey
- Clear the way to the loft hatch
- Let us know about parking near the property

Useful tips for Warninglid property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Do not climb onto the roof to look for leaks yourself
- Clear leaves from outlets and gutters each autumn
- Do not switch the heating off before the visit
- Keep a record of when stains appear
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
Why get it checked now?
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. For older village homes like those around Warninglid, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

Common roof problems in Warninglid
Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
Problems we come across often include:
- Damp patches with no obvious cause
- Thin or uneven insulation in the roof
- Damp where roofs meet walls and chimneys
- Wet areas near outlets and upstands
In and around Warninglid, as anywhere, a roof is easiest to deal with when its problems are found early.
Choosing a roof surveyor
- Their track record with similar roofs
- What the report includes, and whether it has photographs
- Is there a chance to talk the report through?
- How soon the report will arrive
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
