How a pre-purchase roof survey works in Hartfield

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. We survey gutters and downpipes, the roof space and chimney stacks, and people most often book us about damp timbers or stains in the loft and standing water on a flat extension roof.

Being in a small place like Hartfield makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

We keep jargon out of it: if work is needed, the report says so clearly.

Buying a home or a new roof in Hartfield

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. With Bassetts Manor about 1.5 miles north-west, the area around Hartfield has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you let a flat or house near Ashurst Kent station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Honest limits

It is useful to know what a survey will not do before booking:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Clay and concrete tiles

How the survey changes by roof type

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

What happens if roof problems are left?

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. For an older or listed building in a place like Hartfield, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Hartfield questions

Do you carry out roof surveys in Hartfield?

Yes. We cover the whole of London and South East England, and Hartfield is part of that. Just phone 07833 053749 or email us and let us know about the property.

Is my home in Hartfield listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

How long will you be at the property?

Allow about 1–2 hours at most homes, and about three to four hours for a commercial roof. We will give you an idea of timing when you book.

Prices for pre-purchase roof surveys in Hartfield

Prices vary from roof to roof, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

To get a price for pre-purchase roof surveys in Hartfield, phone 07833 053749 or use the contact form. The address, the type of property and what you want to find out help us price the survey accurately.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Hartfield, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Tell us about parking before the day
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work
