Pre-Purchase Roof Survey in Ridgewood
We take a careful look at the roof at your property in Ridgewood, and put it all in a report with photographs.
- Gaps where slates or tiles have come loose
- Bitumen or mortar used in place of proper repairs
- Old water stains in the roof space
Pre-purchase roof survey in Ridgewood
Buyers in Ridgewood and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or use the contact form. Typical surveys look at ponding, blisters or splits on a flat roof and slates or tiles that have slipped or gone, across the roof space, lead flashings and valleys and clay and concrete tiles.
Around Ridgewood, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Pre-purchase roof surveys around Ridgewood
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Uckfield station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as St Saviour are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirmation of asbestos in cement sheets or soffits
- Anything beyond the roof, which a full home survey covers
- A structural engineer’s report
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
Roof types and parts we check
- Clay and concrete tiles
- Gutters and downpipes
- Chimney stacks
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- The roof space
- Natural slate
What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Ridgewood questions
Do you carry out roof surveys in Ridgewood?
Yes, Ridgewood is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.
Is my home in Ridgewood listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours at a typical house, with time for the loft where it can be reached. In a smaller place like Ridgewood, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Clear the way to the loft hatch
- Note where any stains or damp appear
- Leave side gates unlocked
How to book

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Let us know your exchange date when booking
- Ask for loft access on the day
- Check the lease for roof repair responsibilities
- Notice patches of new decoration in top-floor rooms
You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
What affects the cost of pre-purchase roof surveys
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
