Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • For a flat, check who is responsible for the roof
  • Request records of any re-roofing
  • Find out whether the roof has been replaced or patched
  • Look for fresh paint on upstairs ceilings at viewings

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we cannot promise any result.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

How a pre-purchase roof survey works in Maresfield

Buyers in Maresfield and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or send us an email. If you’ve noticed old water stains in the roof space and standing water on a flat extension roof, we can find out what’s behind it.

Being in a small place like Maresfield makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What a pre-purchase roof survey looks like in Maresfield

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Your questions about pre-purchase roof surveys in Maresfield

Do you cover Maresfield?

Yes, Maresfield is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Is my home in Maresfield listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.

How do I arrange a pre-purchase roof survey in Maresfield?

It is easiest to phone 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll suggest the right survey. We survey seven days a week.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How the survey works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Maresfield frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

What a pre-purchase roof survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What we check

  • The roof space
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we will plan the visit with that in mind.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What we’re asked to look at in Maresfield

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

A survey can pick up problems such as:

  • Gutters choked with leaves and moss
  • Blistered or split felt on a flat roof
  • Bitumen or mortar used in place of proper repairs
  • Damp timbers or stains in the loft

If you own one of the older houses in the streets near The Parish Church of St Bartholomew, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • How they plan to inspect the roof safely
  • Whether VAT is in the quoted price
  • What’s outside the scope of the survey
