What a gutter survey looks like in Icklesham

The coast is about 3 miles or less from Icklesham, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. The wider area around Icklesham has a long history of building, with Lamb House about 3.7 miles north-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Icklesham Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as The Parish Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Icklesham is about 6 miles north-east of Hastings, in East Sussex. We visit Icklesham as part of our work across East Sussex, for houses, flats and commercial buildings. We cover towns and villages across East Sussex. We also survey roofs in Maidstone.

We survey roofs across the TN36 postcode area for gutter surveys and the streets around it. We cover properties on Tithe Barn Field, Manor Close and High Fords. If you’re just outside Icklesham, we cover Broad Street (1 mile west), Cock Marling (2 miles north), Udimore (2 miles north), Three Oaks (2 miles south-west) and Broadland Row (3 miles north-west). We also work in nearby towns like Hastings (6 miles south-west), Bexhill-on-Sea (10 miles south-west), St Leonards (7 miles south-west), Hastings Old Town (5 miles south-west), Belmont (5 miles south-west) and Hollington (6 miles south-west).

How a gutter survey works in Icklesham

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. We’re frequently asked to look into sagging gutters and loose brackets and valley or box gutters that overflow inside, on valley gutters, fascias and soffits and downpipes.

Somewhere as small as Icklesham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. In a small place like Icklesham, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Buyers: confirm access with the estate agent or seller

Roof by roof

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Landlords, agents and block managers in Icklesham

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Icklesham: your questions answered

How do I find out if my home in Icklesham is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Icklesham?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey underground drains?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you walk on the roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

What affects the cost of gutter surveys

To price your survey, we look at:

  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What we need to know

To price your survey accurately, we’ll ask about:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • What kind of property and roof it is

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

What we are asked to look at in Icklesham

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.

A survey can pick up problems such as:

  • Leaves and moss blocking gutters
  • Rotten fascias or stained soffits
  • Blocked outlets and hoppers
  • Valley or box gutters that overflow inside

For landlords with property near Winchelsea station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • How soon the report will arrive
  • What happens after the report arrives
  • What the survey will not cover
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
